Bank of Ireland backs delivery of 110 new affordable homes in second phase of Mulhuddart development
17 July 2025 – Bank of Ireland is supporting the delivery of another 110 affordable homes in Mulhuddart, Co. Dublin as part of GEM Construction’s ongoing ‘Church Fields’ development.
The second phase will comprise 34 two-bed homes and 76 three-bed homes, building on the success of the first phase which delivered 220 homes. The Church Fields development is being delivered in partnership with Fingal County Council and will include two parks, two retail units, a crèche and a community centre.
The project is supported by a €25.1 million revolving debt facility from Bank of Ireland. This flexible funding structure allows GEM to draw down capital as needed, repay it as homes are sold or additional funding is secured, and reuse the facility for future phases.
Bank of Ireland is also supporting GEM with a further €14 million facility for 237 homes at ‘The Willows’ in Dunshaughlin, Co. Meath.

Bank of Ireland is currently supporting the construction of more than 24,000 homes, across all housing types, on 235 sites in 22 counties.
